Stephanie Lyn Swinney
Stephanie Lyn Swinney brings to Newmark Associates years of commercial construction field work oversight; compliance reporting; and business and project operations with contractors, environmental professionals and related insurance companies. Previously starting her own LLC in 2021 in consort with diverse environmental companies where she completed Phase I and II investigations, oversaw remediations, and assisted with licensing and governmental permitting, she was Director of Operations for eight years for Betts Environmental in Butler, New Jersey. In early 2024 she began work in residential real estate with an eye for investments and soon after, realizing her talents and experience would be better utilized, she shifted to the commercial real estate sector.
Stephanie’s vast understanding of construction components; broad experience of diverse databases to perform Due Diligence; and relationship building with business owners, contractors and government officials have fostered her well-honed verbal and written communication skills. These serve clients productively, especially in difficult situations and with difficult personalities where her effective problem-solving and outside-the-box thinking are needed and rise to the occasion under her motto “Together We Achieve.”
Formerly a resident of Passaic County in West Milford, now residing in Sussex County in Vernon, she provides buyer/seller agency, and tenant/landlord representation in Passaic, Sussex and Morris counties in the mixed-use and industrial markets, specifically targeting fueling facility properties with contamination issues, contractor suites, marinas and special use parameters.
Stephanie holds several certification and licenses in DCA-issued Technical Assistance; Construction Management; NJDEP-issued UST Tank Closure; OSHA-issued Haz; Groundwater/UST/Site Remediation and Environmental Science Studies from Bergen County Community College, Condor Geotech, Rutgers/Cook College and Southern New Hampshire University, respectively.
Greatly enjoying meeting new people and talking about business has become one of her favorite hobbies – networking. Off the business track, however, Stephanie loves nature, hiking, being by the water, reading and learning, especially seeking adventures in new places and living a healthy lifestyle with her husband and 16 year old son. She volunteers with many groups yet focuses her efforts on working in the arena of addiction recovery and mental health.
