My name is Scott Paltos and I am the co-owner operator of Foundation Training Systems. My business partner Doug Sellmann and I have worked with Jeannette now for over a year. We started our search for a new building well over a year ago. Unfortunately, we know the pandemic did not allow us to process as fast as we could, but Jeannette stayed every step of the way with us. Prior to everything, Jeannette made an effort time and time again to find us a fitting space. She took her time out of a number of days to assist us or show us countless properties. The whole time being professional and even helping us figure some of our business plans out too.
You see I have been in business for over 15 years with our business. We are a specialty boutique gym/training facility. It’s not easy to find a space that fits. Jeannette made it her job to make sure we found it. Jeannette didn’t hesitate to slow things down when we had to for the pandemic. She wasn’t pushy, wasn’t over excited for anything that didn’t fit our needs. She constantly stayed in touch with Doug and I. When something came on, she made sure to relay it to us immediately. Even when I would inundate her with things I found, she didn’t become critical, she made sure to walk me or Doug through some benefits or not so great fits.
I am saying this because I would recommend anyone looking for Commercial Real Estate to enlist and sign with Jeannette. It was a pleasure to work with her. I even consider her an asset for our business as we will grow to multiple spaces by 2023. I have only high regard for our business relationship and am thankful we signed with her to assist us. I have had the pleasant experience of working with Jeannette Melillo these past few months and would like to share with you why. When I met her I figured here we go again, another real estate salesperson looking for a listing. After our first meeting to do a walk-through visit, I could tell she was on the ball, provided acceptable answers to my questions, some I liked, others not so much – which was a good feeling. We were on the same page, but both sides needed to do a little work. Much to my surprise within a week she brought a client to view our site and start the progression of where we are now, negotiating a lease.

David’s the best commercial broker I’ve worked with out here. He’s very well known in our area and knows most of the LLs and LL brokers. I’ve found he’ll get a look/heads up on properties where the LL thinks the tenant won’t make it, months or weeks in advance of any listing. A lot of the best properties never even make it to a listing. I can put you in touch with him if you’d like.
The issue I think you’ll find here is that NJ is a very dense and diverse market, so that most brokers may know 2-3 counties in north NJ but basically nothing about central or south Jersey. That said, if David is not familiar with a certain market, his company, Newmark, is one of the larger brokers in the state, and he will work in-house with the right people in the relevant markets.

I would like to take this opportunity to share my experiences working with David Bieber. As I entered into my search for office space to build my Orthodontics practice I was lucky enough to meet David. I realized very early on that David would be a tremendous asset to me as it related to all aspects of my end goal: to find, build and create an orthodontic practice in the best possible location, using state of the art design and materials.
From the very beginning David set out to assist me in finalizing every detail possible. His knowledge of the demographics of the different areas I was interested in for my office was crucial to my final selection. After we had exhausted our search for office space in that area David assisted me in signing a 10 year lease. He gave me hours upon hours of his professional advice while negotiating the terms of lease and the work letter that accompanied it. David’s great sense of design, spatial relations and floor plans that “work” was especially useful to me as a layperson in this area. David and I became a team, as I showed him hundreds of pictures of how I envisioned my office, we were able to fit it all together, bring it to the architect and make it real.

In my haste to relocate and establish a new law office, I neglected to inform you of the exceptional service provided by Judy Feldman in the sale of our building. As you know, we initially purchased this 30,000 square foot building exclusively for our New Jersey and New York law practice. Ultimately we relocated the New York practice and with Judy’s assistance re-positioned ourselves from a single, user-occupied building to an income-producing building. Judy introduced qualified tenants, and because she was an encyclopedia of fair market rents and comparables, we were able to negotiate favorable terms with our new tenants. When we decided to market our property, Judy was instrumental in finding potential buyers with real interest either as owner-occupiers or investors, and keeping us informed of showings, meetings, questions. In essence, Judy Feldman marketed our property, counseled us on the sales price of comparable properties and fair market rents, and was persistent, well-informed, eloquent, credible, and always pleasant and professional despite some internal and external challenges.
